Built Green

„Green Technology“
Home construction can have a huge impact on the environment primarily from inefficient use of energy, water and materials. Our goal is to have net zero impact with each home we build. As a result, Globus homes are among the greenest in the industry.

„The latest in technology and green building innovation“
All River Residences homes can be built to the highest standards using the very latest construction methods. Some of the many advanced eco features include extremely airtight and structurally strong SIPs (structural insulated panels) wall construction, triple-pane fibreglass tilt and turn windows, radiant in-floor and solar panel heating, and an onsite sewage treatment system. Innovative technology features include full iPad integration for controlling heat, lighting, audio / video, and security. You can even charge your electric car via the solar panels and hit the road using the sun’s energy. It’s absolutely the ultimate in sustainability, energy efficiency and quality that you’ll find only in one place – River Residences. The show home features all of these latest technologies and can be experienced and inspected.

Here is an extract of the many advanced features these residences can offer:

Small Scale On-Site Sewage Treatment System:
All River Residences homes utilize the Janda Busse Treatment System, a high-tech, state-of-the-art sewage treatment system. Based on sophisticated European engineering, the treated water of all Janda Busse systems can either be re-used for irrigation, toilet flushing, car washing or discharged to a septic field or to bodies of waters (lakes, rivers, oceans) without pollution.

Structural Insulated Panels (SIPs):
SIPS are high-performance building panels used in floors, walls, and roofs for residential and light commercial buildings. The panels are typically made by sandwiching a core of rigid foam plastic insulation between two structural skins of oriented strand board (OSB). SIPs are manufactured under factory-controlled conditions and can be custom designed for each home. The result is a building system that is extremely strong, energy efficient and cost effective. The cost of building with SIPs is about the same as wood frame construction when you factor in the labor savings resulting from shorter construction time and less job-site waste. Additional savings are realized because less expensive heating and cooling systems are required with SIP construction.

Piping:
A River Residence can be fitted with piping of Aquatherm, a German-based developer of the most advanced and environmentally-friendly piping systems in the world. Aquatherm’s systems are engineered to last for over 50 years without leaking, corroding or wearing out. They are also manufactured to the highest ecological standards, leaving a smaller carbon footprint than any other piping system. Aquatherm pipes can also be fully recycled when their service life is complete.

Home Automation:
Globus uses the latest in digital home technology for energy management, security and surveillance, media management and other controllable devices. Home energy management enables homeowners to find out how much energy is being used and making adjustments by controlling thermostats, lighting systems and other energy-using devices within the home. And it can all be easily monitored and controlled via your iPad.

Wireless & batteryless Switches:
Wireless light switches have many benefits including interior design flexibility (you can move switches as you move furniture around), ease of installation and upgrade, and endless possibilities when it comes to programming lighting “moods”.

Solar Panels:
Solar photovoltaic power captures the sun’s energy using photovoltaic (PV) cells. The cells convert sunlight into electricity, which can then be used to run household appliances and lighting. And PV cells don’t need direct sunlight to work – you can generate electricity even on cloudy days.

Triple-Pane Windows:
Triple-pane fiberglass windows have numerous performance advantages over traditional framing materials such as wood, aluminum and vinyl, with superior water penetration and energy performance being at the top of the list and is a viable option for a low-e house. Other key benefits include low environmental impact, low condensation potential, easy of finishing and overall durability.

Slim Jim:
For properties located adjacent to a body of water, we have the option to take advantage of incorporating the Slim Jim Heat Exchanger as an energy-conserving way to heat and cool homes.

Heat Pump:
The geothermal heat pump works by pumping a water solution through ground-buried pipes, which absorb heat from the earth in the winter and move it to the geothermal system inside the home. Once there, the heat is condensed and transferred to the air that is circulated throughout the house, providing warmth when needed. In the summer, the process is reversed, absorbing heat from the air inside the home and transferring it into the ground through the same loop system.

Heat Recovery Ventilator:
Heat Recovery Ventilators (HRV) provide quiet, comfortable and continuous fresh air year round. Fresh air is delivered throughout your home while stale moist air is exhausted outside. An added benefit is significant energy savings.

Electric Drive Smart Car:
The Electric Drive Smart Car is a fully 100% electric vehicle offers a range of 140km at a maximum speed of up to 120km/h. The type 2 charging station in the show home charges the batteries in less than 6 hours. It is a great little commuter that will easily cover 80% of regular urban driving needs.
